How to get reference field on an estimate to print on an invoice?

I want to use the reference field in estimates for a property address. I then need that field to carry over to invoicing once the estimate has been accepted and work completed. The customer( a property management company) is the same for all the different addresses. I don't want to have to use an item entry. Instead I would like it to be in the header of the estimate/invoice/credit.

I have tried many different approaches and none seem to work. I tried renaming the reference field and customizing the templates. I've tried using custom fields, etc...

This feature must be possible and I am just missing a step?
