migrating from gmail to zoho - auth fails

I have read every relevant forum post I could find and followed the suggestions with no success :-(

Trying to migrate from gmail to my new zoho account.

Attempted both POP3 and IMAP. In both cases when I add accounts I get:  "Authentication details provided was rejected by Source server. Kindly provide valid username and password."

I have configured my Mac OS Mail to access the same gmail account with the same credentials. Both POP3 and IMAP4 work fine.

I have also enabled "less secure access" as recommended for some cases. Still no luck.

Please advise.
