Add Notes is flakey

Code has subtle and serious ommissions....

1. Adding text color and style (bold.italics) is quite inconsistant. Color displays in EDIT mode but not in ACCESS mode..sometimes, but not always.

2. Often cannot edit text. Will not allow "delete" or "backspace" to remove characters. Only solution is to delete field and try again.

3. Relative location of "Notes" and other fields is not the same in ACCESS mode as it is in EDIT mode. Makes it hard to align Notes above or below other fields.
