General and Specific Terms of Use

I just wanted to check whether it's an acceptable use of Zoho Creator to create one or more apps, find clients for them and let the clients use the app(s) through Customer Portal, which means I or my company shall be the 'Administrator'. Clients would pay me an agreed monthly fee. I don't want to take the Zoho Marketplace route because that makes the entire pitch to the prospective clients so bumpy.
A little background about myself- I'm a finance professional with more than 15 years experience in different areas of finance and accounting domain. This I think, and at the cost of sounding boastful, puts me in a good position to understand what go wrong on process and control side of things in an organisation and what tools could catapult them from 'always broken' or 'ok' to 'six sigma'. Armed with this, as well as my amateurish love for coding, I've been intermittently working with Zoho Creator as well as exploring other options for more than a year now and think Zoho Creator makes an overall compelling proposition to translate my ideas into reality.
However, as I want to build applications for corporate clients, I read through Zoho's
general terms and Zoho Creator's specific terms (sorry...I got a link in one of the forum posts y.day to specific terms for Creator but not able to trace it now) to ensure legal foundations of my business and delivery model are unquestionable.
So I wanted to seek this clarification from Zoho and fellow boarders with particular reference to the below parts of
general terms.
"Restrictions on Use
In addition to all other terms and conditions of this Agreement, you shall not: (i) transfer the Services or otherwise make it available to any third party; (ii) provide any service based on the Services without prior written permission..."
