Changes to Terms and Conditions not appearing in the saved template?

Hi, I wonder if you can tell me what I'm doing wrong. I simply want to enter our Terms and conditions into the quote template.

I followed the instructions here - https://www.zoho.com/crm/help/customization/special-fields.html

This resulted in me selected "Quotes" from the modules list to bring up the editor, scrolling down to the "Terms and Conditions" section and choosing "edit properties" to bring the multi-line popup window.

I then enter the T&C in plain text into the "value" field. Click "Done" and save the layout. .... Looking at the template, it is still calling the value:

Terms and Conditions

${Quotes.Terms and Conditions}

Where am I going wrong??? When I click on Print Preview on a quote (existing, or a clone of an existing created as a test), the Terms and Conditions section is blank, just showing the title.

Any help would be appreciated!
