CRM for home inspector

I'm a home inspector and interested in setting up zoho crm to help me track client referrals etc.  This business operates mostly by referrals from real estate agents.  The agent would appear to be the client and a successful "sale" is the agent referring a buyer to me.  Of course then I have the follow up with the paying client.  What's the best way to use Zoho crm for this?  I'm a beginner so please take it easy on me!

Edit: I should add that I normally get multiple referrals from each agent.
