How to set up Revenue for Services?

How do I set up revenue projections in Zoho CRM for a Professional Services company that looks at all revenue as profit? There are no products sold, and no billable hours.

We sell real estate and we get paid a flat fee when the deal closes, we get nothing if there is no close.

More importantly, we get paid in 2 intervals...we get paid half of our fee when the deal is signed and we get paid the other half when escrow closes...which can be anywhere from 1 month to 1 year later.

I have been trying to figure out how to do revenue projections and the "2 payment system" is really making it hard.

I couldn't figure it out in Zoho CRM, it can't be done in Creator, I did it in MS Access 2007, but I can't figure out how to print a bar graph showing projected revenue by month.

After all that work, the only thing that comes close is an excel spreadsheet that has to be maintained by hand and it is very tedious.
