Why does exporting XLS or CSV insert hyphens into fields with empty values?

Hello,

Novice question. When I export from Zoho CRM either XLS or CSV -->

If I have a field for a second street address or a field for a department intentionally left blank or empty, Zoho CRM export process auto-inserts a hyphen character into the export file.

I suppose I could then find and delete all of these values after the export, but am I missing a simpler solution? What am I doing wrong?

This export is for mailing address labels. The Zoho export file should export and then be immediately ready for are import via a tab delim csv file into our company's mailing/label program. 

The program now imports (and prints out) these un-wanted hyphens.
