We run a commercial real estate mortgage bank. We have a number of lenders and investors with varying programs -- that change regularly. We get calls from developers, owners, brokers, lawyers, etc. that have specific projects for us to finance. We would like to be able to match our lenders/investors with projects, and keep track of all the information flow (notes, etc.). We keep track of all the referring sources so that we can update them and pay a finder's fee at closing.
